PKP puts nearly 700 apartments on sale across Poland with starting prices from 70,000 PLN
Polish state railway operator PKP S.A. has opened competitive tenders for hundreds of surplus apartments nationwide, with starting prices ranging from 70,000 PLN in rural areas to 490,000 PLN in downtown Warsaw.
Nationwide inventory and pricing span
Polskie Koleje Państwowe (PKP S.A.) has placed hundreds of vacant residential properties on the market across Poland through open competitive tenders. In total, the state railway operator holds nearly 700 unoccupied flats ready for disposal nationwide. The largest concentrations of available properties are located across four voivodeships, specifically Silesian, Lower Silesian, Masovian, and Pomeranian. Asking prices across the national portfolio span from approximately 70,000 PLN for regional properties to nearly 500,000 PLN for listings in the capital. The company notes that the vast majority of these railway-owned residential units require extensive general renovation work and capital modernization before they can be occupied.
Regional listings and property conditions
In Pomerania, PKP has listed over thirty residential units situated across both major urban centres and smaller municipalities. Regional offerings span large cities such as Gdańsk and Gdynia as well as provincial settlements including Tczew, Subkowy, Czarna Woda, and Bukowo. In Tczew, the company listed an 81-square-metre flat with an opening price of 245,000 PLN. Further west in Wierzchowo, a 55-square-metre flat represents one of the lowest entry prices in the portfolio at 70,000 PLN. In Skarżysko-Kamienna, an eleventh-floor two-room flat measuring 37 square metres carries an opening price of 121,000 PLN and requires substantial refurbishment. In Święta Katarzyna, a two-room apartment of 65 square metres is listed at 226,000 PLN, requiring window and door replacements alongside broader structural repairs. Meanwhile, a 54-square-metre two-room flat on the first floor in Świdnica carries a starting price of 265,000 PLN, where prospective buyers face additional capital costs due to the absence of central heating and the presence of traditional tiled stoves.

Premium capital city offering
At the upper boundary of the price spectrum, PKP has listed a residential unit on Chmielna Street in central Warsaw. The property carries an opening auction price of 490,000 PLN despite having a usable floor area of under 26 square metres. PKP specifies that the micro-apartment benefits from its immediate proximity to key downtown landmarks, including the Złote Tarasy shopping mall, the Palace of Culture and Science, and the Warsaw Central railway station. Despite the high per-metre valuation, the flat is not move-in ready and requires comprehensive renovation. The internal layout comprises a single living room, a large windowed kitchen, and a bathroom equipped with a separate toilet facility.

Tender rules and bidding timeline
All residential properties in the PKP portfolio are sold through formal public tender procedures. The figures published in listing notices serve strictly as opening floor prices, meaning final acquisition costs may increase if multiple bidders compete for a specific property. Prospective buyers must pay an earnest deposit (wadium), which typically ranges between 5% and 10% of the property's opening valuation, to qualify for bidding. The deposit paid by the winning bidder is credited directly toward the final transaction price. Tender notices follow specific operational deadlines: the tender notice for the Wierzchowo property was issued on 22 September 2026 with a submission and deposit deadline of 15 October 2026, while the tender for the Warsaw Chmielna apartment was published on 28 September 2026 with bids closing on 6 November 2026.
