
Berlusconi heirs sell Villa Certosa to Qatari royals for 350 million euros
Silvio Berlusconi's heirs have accepted a 350-million-euro binding offer from the Qatari royal family for Villa Certosa, the late premier's sprawling Sardinian estate.
The sale
Financial holding Fininvest, through its real estate arm Immobiliare Idra, confirmed on 24 June 2026 that it had accepted a binding offer for Villa Certosa. The buyer is Constellation hotels holding Ltd Sca, a Luxembourg-based investment vehicle linked to the Qatari royal family.
Immobiliare Idra confirms it has accepted a binding proposal formulated by a foreign entity for the transfer of Villa Certosa.
The deal was valued at 350 million euros, according to reports in La Nuova Sardegna, though the price was not officially disclosed. The heirs had listed the estate for 500 million euros after Silvio Berlusconi's death on 12 June 2023.

The property
The villa sits on the Marinella Gulf near Porto Rotondo, on Sardinia's Costa Smeralda. It spans an enormous landscaped park and includes seven outdoor pools, a spa, seven guest villas, a soccer pitch, a golf course, a Roman-style amphitheatre, a man-made volcano, an atomic bunker, and a thalassotherapy area. Satellite images show a helipad and the amphitheatre on the 150-acre estate.
A stage for world leaders
Berlusconi used the villa as an informal diplomatic venue, hosting leaders such as Russia's Vladimir Putin, US president George W. Bush, and British prime minister Tony Blair.
It was not a simple summer residence, but a true stage of informal geopolitics, where the formal state protocol was replaced by the relaxed atmosphere of the Costa Smeralda.
The property also gained notoriety in 2009 when Spanish newspaper El País published photographs of Czech ex-premier Mirek Topolánek naked in the villa's grounds, reinforcing its image as a setting for Berlusconi's unconventional diplomacy.
Qatari buyer and regional investments
Sheikh Hamad bin Jassim Al Thani, who served as Qatar's prime minister and foreign minister from 2007 to 2013, is reportedly behind the purchase. The Al Thani family already holds significant investments in Sardinia's Gallura region, including the Qatar Foundation's presence on the Costa Smeralda and the Mater Olbia Hospital. The acquisition adds Villa Certosa to a growing portfolio of luxury European properties held by the Qatari royals.
