Buyer Profile
Shopper Park Plus, part of the Adventum Group, strengthens its CEE presence, now managing over 600,000 square meters of retail space.
Auchan Retail Polska and Ceetrus finalized the sale of eight shopping centers in Poland to Hungarian company Shopper Park Plus in a transaction valued at approximately 900 million Polish zloty, one of the largest deals in the Polish retail property market. The eight properties are located in Białystok, Częstochowa, Gliwice, Legnica, Łomianki, Sosnowiec, Szczecin, and Wałbrzych. The Polish Office of Competition and Consumer Protection approved the transaction before it was finalized. The combined gross leasable area of the transferred properties amounts to approximately 208,000 square meters.
Despite the ownership transfer, Auchan is not withdrawing from the Polish market. The French retailer will continue operating its hypermarkets in all eight locations under a sale-and-leaseback arrangement, remaining the main tenant in each of the sold centers. According to statements from the company, the change of property ownership will not affect daily store operations, customer service, or the employment situation of Auchan staff in Poland. The transaction separates the ownership of the real estate from the retail business, allowing Auchan to free up capital while maintaining its commercial footprint.
Auchan is a French hypermarket chain founded by the Mulliez family, which also owns brands including Decathlon and Leroy Merlin. Ceetrus, formerly known as Immochan, is the real estate arm associated with Auchan's retail operations and has managed shopping center properties across Europe. A preliminary sale agreement for the eight Polish properties was signed in January 2026, according to web search results. The transaction was completed after regulatory clearance from Polish competition authorities. Web search results also indicate that Adventum Group, another Hungarian real estate entity, was linked to an earlier stage of the deal in late 2024, with Shopper Park Plus ultimately identified as the buyer at finalization in March 2026.
The sale represents a strategic shift in how Auchan manages its assets in Poland, converting owned real estate into leased space while retaining retail operations. The company's public statements emphasized continuity for both customers and employees, with no changes to store hours, assortment, or staffing announced in connection with the transaction. The deal places a significant portfolio of Polish retail real estate under Hungarian ownership, continuing a trend of Central European investment funds acquiring commercial property in the region. Auchan's decision to remain as anchor tenant in all eight locations provides the new owner with stable, long-term rental income from an established retail operator.
